Our Story
AssessMyDeal was built by real estate investors who were frustrated with the existing tools. Most calculators either charge $10–40/month for basic features or are too simplistic to be useful for serious analysis.
We built the tool we wanted to use ourselves — one that combines investment property analysis, rent vs buy comparison, and sell vs hold evaluation in a single, fast, free interface. Then we added what no other calculator has: AI-powered deal assessment, a sensitivity explorer that shows you exactly where a deal tips from good to bad, and full tax-aware projections including depreciation recapture and capital gains.
